Selling well takes more than a listing
We handle the sale of your home the way we'd want it handled if it were ours — accurate pricing, real marketing, and a process you're kept informed on the whole way through.
That means grounding your price in actual closed sales, not wishful comps. It means photography and a listing description that make the place look like itself, not a stock photo of a nice apartment. And it means managing every showing, every offer, and every part of the closing so nothing catches you off guard.
The Seller's Roadmap: 8 steps to a successful sale
01
Meet with a real estate professional
There's no commitment required for the first meeting. It's educational and helps you identify your next steps.
02
Establish a price
We provide a market analysis to help you set an asking price. As difficult as it may be, it's important to review the analysis and consider your home's price objectively.
03
Prepare your home
View your home through the eyes of a buyer and ask yourself what you'd expect. We'll offer useful suggestions to help it show its best.
04
List it for sale
When everything is in place, we put your home on the market. Buyers may ask to see it on short notice, so making it as easy as possible to show means you never miss a potential sale.
05
Offers and negotiations
If all goes well, a buyer, usually through their agent, will present an offer. We'll walk you through the benefits and risks of each one, and you can accept or counter based on its merits.
06
Under contract
You and the buyer have agreed to all the terms of the offer, and both parties have signed the agreement.
07
Final details
While under contract, the buyer works with their lender to finalize the loan and completes their other due diligence. We keep everything on track for you.
08
Closing
This is the transfer of funds and ownership. Depending on when the buyer moves in, you'll need to be packed and ready to move. Congratulations, you've sold your home!

A two-bedroom that sat for four months, sold in twelve days
The seller had already tried once with another agent — priced high, no bites, and the listing had started to look stale on StreetEasy. We pulled it, re-priced it against actual closed comps in the building, restaged two rooms, and reshot the whole unit.
It relisted at a number eight percent below the original ask. Within the first week it had four showings and two offers over asking. It closed eleven days after relisting, for more than the original price would have ever gotten. The lesson wasn't "price it lower." It was price it right the first time — the four months it sat were the real cost, not the eight percent.
